For example, Abel owns a farm to which the only access is by an easement road over Baker's property. Abel's farm is the dominant tenement. Baker's property is said to be the servient tenement. These terms are usually used in reference to estates or tenements in the law of easements. A dominant estate has the benefit of a servitude or easement over the servient estate.
